Agreement to These Terms

Welcome to Evangeline Home Buyers. These Terms & Conditions ("Terms") govern your access to and use of the website located at evangelinehomebuyers.com (the "Site"), operated by Evangeline Home Buyers, LLC, a Louisiana limited liability company ("Evangeline Home Buyers," "we," "us," or "our"). By accessing or using the Site, or by submitting information to us, you agree to be bound by these Terms and by our Privacy Policy. If you do not agree, please do not use the Site.

Who We Are

Evangeline Home Buyers is a real estate investment company based in Lafayette, Louisiana. We purchase residential and other immovable property directly, for our own account, throughout the Acadiana region, including Lafayette, Acadia, Vermilion, St. Martin, Iberia, St. Landry, Calcasieu, and Jefferson Davis Parishes.

Use of the Site

You may use the Site only for lawful purposes and in accordance with these Terms. You agree not to:

• Use the Site in any way that violates applicable federal, Louisiana, or local laws or regulations;
• Submit false, misleading, or fraudulent information, or information about a property you have no legal interest in or authority over;
• Transmit unsolicited advertising, spam, or promotional material through the Site;
• Interfere with or disrupt the Site, its servers, or other users' enjoyment of it; or
• Attempt to gain unauthorized access to any portion of the Site or related systems.

Information You Submit & Consent to Contact

When you submit information through the Site — including your name, phone number, email address, and property details — you consent to being contacted by Evangeline Home Buyers and its representatives about your inquiry by phone, email, and, if you opt in, text message. Submitting a form does not obligate you to sell your property or obligate us to make or maintain any offer.

Text Messaging (SMS)

If you opt in to text messages, you may receive transactional messages from us (such as offer updates, appointment confirmations, and closing reminders) and, only if you separately opt in, marketing and promotional messages. Message frequency varies and message and data rates may apply. Reply STOP to any message to opt out, or HELP for assistance. Not Your Agent; License Disclosure

Offers, Purchase Agreements & Louisiana Law

Any cash offer we communicate — whether by phone, text, email, or through the Site — is an estimate and invitation to negotiate only, and is subject to change based on property condition, inspection, title examination, and other due diligence. Under Louisiana law, an agreement to sell or purchase immovable property must be in writing. No statement on this Site, and no verbal or electronic communication, creates a binding agreement to purchase or sell any property. A transaction exists only when both parties have signed a written purchase agreement, and ownership transfers only by a written act of sale executed at closing, customarily before a Louisiana notary and handled through a title company or closing attorney.

All closings are subject to merchantable title. Properties may be affected by matters common under Louisiana law — including successions, community property interests, usufructs, mineral rights, servitudes, and liens — and our obligation to close is conditioned on these matters being resolved to our reasonable satisfaction.

No Obligation

Requesting or receiving an offer creates no obligation on your part to accept it or proceed with a sale, and no obligation on our part to purchase. You are free to decline any offer, negotiate, list your property with a brokerage, or pursue any other option at any time before a written purchase agreement is signed by both parties.

Intellectual Property

The Site and its contents — including the Evangeline Home Buyers name, logo, text, graphics, and design — are owned by Evangeline Home Buyers, LLC or its licensors and are protected by applicable intellectual property laws. You may not copy, reproduce, distribute, or create derivative works from the Site's content without our prior written permission, except for your own personal, non-commercial use.

Disclaimer of Warranties

The Site is provided on an "as is" and "as available" basis, without warranties of any kind, express or implied, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be uninterrupted, error-free, or free of viruses or other harmful components, or that any information on the Site is complete, accurate, or current.

Limitation of Liability

The Site may contain links to third-party websites provided for convenience only. We do not control and are not responsible for the content, policies, or practices of any third-party site, and a link does not imply our endorsement.

Governing Law & Venue

These Terms, and any dispute arising out of or relating to the Site, are governed by the laws of the State of Louisiana, without regard to conflict-of-law principles. You agree that the exclusive venue for any such dispute shall be the state or federal courts of competent jurisdiction sitting in Lafayette Parish, Louisiana, and you consent to the personal jurisdiction of those courts.

Severability & Entire Agreement

If any provision of these Terms is held invalid or unenforceable, the remaining provisions remain in full force and effect. These Terms, together with our Privacy Policy, constitute the entire agreement between you and Evangeline Home Buyers regarding use of the Site, and supersede any prior understandings on that subject. They do not modify or replace any written purchase agreement you may later sign with us.

Changes to These Terms

We may update these Terms from time to time. Changes are effective when posted to this page, and the "Last updated" date above will reflect the current version. Your continued use of the Site after changes are posted constitutes acceptance of the revised Terms.
